Damp and mould removal in Leeds

A specialist finds out whether the mould comes from condensation, a leak or damp getting through the wall, then treats the cause.

Many Leeds homes have the right conditions for mould. Solid brick walls stay cold all winter, cellars sit below ground, and shared houses dry washing on every radiator. Black spots in a bedroom corner are usually condensation. A tide mark low on a cellar wall usually isn't.

Back-to-backs and cellars

A back-to-back has only one outside wall, so there's no through-draught to clear moist air. Mould often starts on the party walls in the back rooms and behind furniture. Opening the window and running a fan does more here than in most house types.

Cellar damp is different. Water coming through the ground needs tanking or a membrane system, not a fan. A good surveyor will tell you which you've got before quoting.

About one in five Leeds households rents privately, and 15% rent from the council. Private landlords must deal with damp and mould that makes a home unfit to live in. In social housing, Awaab's Law now sets fixed time limits for landlords to investigate and fix serious damp and mould.

Report it in writing with photos, and keep a copy. Council tenants should report it to Leeds City Council's housing service.

Check gutters and downpipes on the back wall. A blocked gutter soaks the brickwork and shows up as a damp patch inside a week or two later.

1930s semis

Bridged cavity walls or failed cavity insulation can cause damp patches that look like condensation. The surveyor should check the outside wall before blaming the occupants.

City-centre flats

Mould in a new flat usually means the ventilation isn't working. Check the MVHR or extract fans are running and the filters are clean.

Can a grant help with damp?

Indirectly. The Warm Homes: Local Grant, which Leeds City Council delivers, can fund insulation and ventilation for eligible households, and that often cures condensation mould.

Does mould spray fix the problem?

It cleans the surface but doesn't stop new growth. Mould returns until the moisture source is dealt with, which is why a survey should come before any treatment is sold to you.
