Finding the cause
Most black mould on walls and window reveals is condensation. A survey should also rule out leaking gutters, failed pointing, bridged damp proof courses and plumbing leaks, which need building repairs rather than fans.
Ask the surveyor to take moisture readings and explain them. Be wary of anyone who diagnoses rising damp and quotes for injection without looking at the outside first.

Can a grant help?
