Damp and mould removal in Birmingham

Social housing and Awaab's Law
Awaab's Law has applied to social landlords in England since 27 October 2025. They must investigate significant damp and mould hazards within 10 working days and then make them safe within 5 working days.
Report it in writing with photos and dates, and keep copies. That covers Birmingham City Council homes and every housing association in the city.
Private renters
22.6% of Birmingham households rent privately. Your landlord must fix structural causes such as leaking gutters, broken fans and failed seals. If they don't act, the council's private rented sector team can inspect.
How a proper survey works
A specialist checks humidity, measures moisture in the walls and inspects gutters, downpipes and the damp course outside. They should name the cause. Be wary of anyone selling chemical damp-proofing before ruling out condensation.

Dry washing outside or in a room with the door shut and a window open, keep lids on pans and run the bathroom fan for twenty minutes after a shower. Keep wardrobes a few centimetres off outside walls so air can move behind them.

Victorian and Edwardian red brick terraces
Solid walls, rear extensions with flat roofs and blocked air bricks under suspended floors. Mould in a back bedroom corner is often a cold spot where the extension meets the main house.
Tower blocks and city-centre apartments
Concrete frames create cold bridges at floor edges and around windows. Mould along the ceiling line of an outside wall usually points to one.
Interwar semis in the outer suburbs
Badly filled cavities can let rain across to the inner wall. Damp on an exposed gable after wet weather is the giveaway.

Can a grant help?
In Balsall Heath, Bromford, Castle Vale, Sparkbrook, Sparkhill, and Tyseley and Hay Mills, the council's grant can fund insulation and ventilation for eligible homes. It doesn't cover one-off mould cleaning.
Is black mould in a bathroom always condensation?
Mostly, yes, especially where there's no working extractor fan. But a patch that grows after rain, or sits low on an outside wall, can be penetrating or rising damp. A survey tells you which, before you spend money on the wrong fix.
