Mould removal and damp treatment in Bolton

We pass your request to damp and mould specialists who cover Bolton.

Awaab's Law was named after a two-year-old who died from mould exposure in a Rochdale flat, a few miles east of Bolton. It now sets deadlines for social landlords in England, which matters here: one in five Bolton households rents social housing.

For owners and private renters, finding and fixing the cause matters more than any treatment.

If you rent from the council or a housing association

More than half of Bolton's social tenants rent directly from the council, with the rest renting from housing associations. Since 27 October 2025, your landlord must investigate a significant damp or mould hazard within 10 working days of being told about it, give you a written summary within 3 working days of finishing, and start safety work within 5 working days. Emergency hazards must be dealt with within 24 hours.

Report the problem in writing, with photos and dates, and keep copies.

Private renters

Private landlords must repair damp caused by disrepair, like a leaking gutter, broken extractor fan or failed window seal. If they won't act, Bolton Council's private sector housing team can inspect the home.

Finding the real cause

Condensation is behind most mould. It forms where warm, damp air meets cold walls, often in corners, behind furniture and around windows.

Penetrating damp comes through the walls from outside. In Bolton's older stone and brick terraces, failed pointing, blocked gutters and damaged render are common sources, especially on walls facing the prevailing wet westerly weather.

Our guides to window condensation and removing mould from walls cover what you can do yourself while you sort out the cause.

Bolton homes and what they need

Mill-era brick and stone terraces

Check that air bricks under suspended floors aren't covered by paths or soil. A blocked air brick can cause damp floors and skirting boards.

Interwar and post-war semis

Mould at the top of bedroom walls often points to missing loft insulation at the eaves. Topping it up can stop the problem returning.

Newer estates on the edges of town

Modern homes are more airtight. If mould appears, check trickle vents are open and fans are working before looking for anything else.

Questions people in Bolton ask

Should I paint over mould?

No. Clean it off first, fix the cause and then use a mould-resistant paint if needed. Painting over mould just hides it for a few weeks.

Can mould affect my health?

Yes. It can trigger asthma and breathing problems, and children, older people and anyone with a weakened immune system are most at risk.
