What causes it

Penetrating damp shows as patches that grow after rain, often on the weather side of the house. Condensation mould forms in cold corners and on window reveals. Rising damp leaves a tide mark low on the wall but is rarer than many firms claim.

A good survey checks all three, including gutters, pointing and ground levels outside.

Ask for moisture readings, photographs and a written explanation. If a firm recommends chemical injection without checking outside first, get a second opinion.

Fix and clean
